The average sale price of a house in Oshawa is up 15% from the same time last year. The market is HOT! Sales prices are up. The number of houses sold is also up. People are getting more than they are asking for and bidding wars are common place.
The Toronto Real Estate Board (TREB) Market Watch report for April give us all the stats. It show that for the second month in a row seller in Oshawa are getting 101% of their asking price.
We are in the spring market which is always the hottest market of the year. More and more houses are going up for sale every day. There were 454 houses listed for sale in April, of which 323 sold. This goes to show you that even in this great sellers’ market, not everything sells. You still need to prepare your house for sale, price it and market it correctly, if you want to sell it quickly for top dollar.
The average sale price of a house in Oshawa was $348,905, which is up 15% from last April’s average of $303,368. The average detached home in Oshawa sold for $392,843, while the average freehold townhouse sold for $303,262.

As you can see, the number of new listings remain pretty consistent with 434 this year and 439 last year, but the number of sale shot up from 265 to 323.
